Buying a home is a big step for both your family and your financial well being. As you pay off your mortgage, you begin to build equity in your home. Equity is the difference between the market value of your home and how much you still owe. If that number is positive, you’ve built equity, which can come in handy if you ever need to take out a loan or as a profit when you decide to sell your home. Here are some ways you can build equity in your home faster.

Pay More

You have a certain amount that you’re required to pay on your mortgage each month, but you don’t have to stop at the minimum. A large portion of mortgage payments covers interest and insurance. Upping your payment to pay down your principal loan amount will speed up your payment schedule. Even an extra $50 a month can have a big impact.

Upgrade

The amount of equity you have in your home depends on what your home is worth, so making upgrades that increase the value of your home is another way to increase your equity. What You Need to Know about Gift Letters

Buying a house can involve a lot of up front expenses. It can be hard to save up enough cash to cover inspections, closing costs, and down payments all on your own, especially while paying other expenses such as rent, student loans, and car payments. It’s not uncommon for loved ones to offer to help ease the financial burden, but before you accept cash to help buy your home, you’re going to need a gift letter. 

Gift letters are documents stating that someone, often a parent or other family member, is giving a mortgage applicant money to help them purchase a home. The gift letter will typically include who is giving the money, who is receiving the money, the amount being gifted, and a statement declaring that the sum is being given with no expectation of the money being repaid.

The gift letter shows your mortgage lender where that money came from and lets them know that the gifter will not be able to claim they are a lender, and therefore cannot issue a lien on the property.

If you are planning to use gifted funds to help purchase your next home, make sure your lender is aware sooner, rather than later.

Just remember to use an electronic safe cleaning pad to wipe down those surfaces to avoid damaging your devices.

Reporte de mercado de vivienda en Orlando – junio 2020

Aumentan las ventas de viviendas en Orlando durante el mes de junio mientras continúa la pandemia de COVID-19

Como ya es tradición en mi blog, aquí les traigo un breve resumen del comportamiento del mercado de casas en Orlando al mes de junio, 2020.
Enterate como están las ventas, así como el precio promedio tanto de casas individuales como Townhomes y condos.
Que se avecina en el panorama del mundo de Real Estate en USA en el marco de la pandemia del Coronavirus, afectará a los futuros compradores? saca tus conclusiones al leer estas cifras y deja en los comentarios tu preguntas u opiniones acerca de este tema.
Las ventas de viviendas en Orlando aumentaron a pesar de la continua lucha de la región con el COVID-19. Un nuevo informe de la Asociación Regional de REALTOR de Orlando (ORRA), mostró que las ventas de viviendas se dispararon en junio, casi un 46% más que en mayo. El número de viviendas disponibles para la venta continua siendo un problema, ya que experimentó una disminución del 19% en comparación con junio de 2019.
“A pesar de la pandemia en curso, todavía hay una fuerte demanda de compradores de viviendas en toda el área de Orlando. Con visitas virtuales y otras medidas, como limitar las demostraciones en persona, los REALTORS® han podido acomodar a compradores y vendedores y realizar negocios mientras se mantienen los protocolos de seguridad”, esta idea la expresó el presidente de ORRA, Reese Stewart, RE / MAX Properties SW. “Las perspectivas continúan siendo positivas, ya que las ventas pendientes en junio también aumentaron, mostrando un incremento del 14.5% desde mayo”.

Precio promedio

El precio medio general de las viviendas de Orlando (todos los tipos de viviendas combinadas) vendidas en junio fue de $265,000, lo que representó 6% por encima del precio medio de junio de 2019 de $249,999 y 1.9% por encima del precio medio de mayo de 2020 de $259,900. 
El precio medio de las viviendas unifamiliares que se vendieron en junio aumentó un 3.7% con respecto a junio de 2019 y fue de $280,000. El precio promedio de los condominios aumentó 4.9% a $141,000 y las casas adosadas / villas / dúplex aumentaron 0.5% a $219,950
  • El índice de accesibilidad a la vivienda de Orlando para junio fue de 139.10, frente al 138.37 del mes pasado.
  • El índice de accesibilidad para compradores de vivienda primerizos aumentó a 98.92 de 98.40 el mes pasado. 

Ventas e inventario 

Durante el mes de mayo los agentes de Real Estate miembros de ORRA participaron en 3,103 ventas en total de todos los tipos de viviendas combinadas, que es 9% menos que las 3,412 ventas en junio de 2019 y 45.9% más que las 2,127 ventas en mayo de 2020. 
Las ventas de viviendas unifamiliares totalizaron un 2,478 en junio de 2020, disminuyendo un 8.2% en comparación con junio de 2019, mientras que las ventas de condominios (325) disminuyeron 20% versus el mismo mes del pasado año. Las casas adosadas y villas alzanzaron un total de 300 de forma combinada, disminuyeron 2.6% al ser comparadas con junio de 2019. 
Por su parte, las ventas de viviendas en dificultades (ejecuciones hipotecarias y ventas cortas) alcanzaron 87 en junio y fueron 25.6% menos que las 117 ventas en dificultades en junio de 2019. Las ventas en dificultades representaron el 2.8% de todas las transacciones en el área de Orlando el mes pasado.
El inventario general de viviendas disponibles para la compra en mayo (7,260) representó una disminución del 10.6% en comparación con mayo de 2019, y una disminución del 5.2% en comparación con el mes pasado. Hubo 18.4% menos casas unifamiliares; 9.5% más condominios; y 35.3% más dúplex / casas adosadas / villas, disponibles para la venta, que el año anterior para la misma fecha. 
El inventario actual combinado con el ritmo actual de ventas creó un suministro de viviendas de 2.1 meses en Orlando para junio. Hubo un suministro de 2.4 meses en junio del año pasado y un suministro de 3.4 meses el pasado mes.
La tasa de interés promedio pagada por los compradores de viviendas de Orlando en mayo fue del 3.04%, frente al 3.22% del mes anterior. 
Las casas que cerraron en junio tardaron un promedio de 52 días en pasar de la lista a las pendientes y un promedio de 38 días entre la espera y el cierre, para un total promedio de 90 días desde la lista hasta el cierre (frente a un total de 87 días el mes anterior).

Números del Área Metropolitana Estadística de Orlando (MSA) 

Las ventas de viviendas existentes en todo el MSA de Orlando (condados de Lake, Orange, Osceola y Seminole) en junio fueron 13.4% más bajas que en junio de 2019. Hasta la fecha, las ventas en el MSA han disminuido en un 15.8%. 
Las comparaciones de ventas en cada condado fueron las siguientes: 
  • Lake: 15.6% por debajo de junio 2019 
  • Orange: 18.5% por debajo de junio 2019 
  • Osceola: 6.8% por debajo de junio 2019 
  • Seminole: 3.6% por debajo de junio 2019 
Vemos que a pesar del impacto de la pandemia el mercado inmobiliario en Orlando aún se sigue moviendo. Se estima que para el verano haya mas compradores buscando mudarse y continuar en la nueva normalidad. En este mes las casas que entraron en lista para la venta con nuestros servicio de Real Estate, tardaron 1 semana o menos en estar bajo contrato, y las tasas de interéses han alcanzado niveles historicos bajos.
